Casa Grande homeowners will soon have more flexibility in how they can use their property, particularly those who live on corner lots, under new rules approved by city officials.
The changes will allow homeowners to build closer to the street that runs along the side of their corner property. Currently, homes must be kept farther back from this side street, which effectively creates two front yards for corner properties. Under the new rules, homes can be built closer to the side street, giving homeowners more usable backyard space.
However, the city included an important safety requirement: if a garage door or carport faces either street, it must still be set back 20 feet from the property line. This ensures cars can park in driveways without blocking sidewalks.
The changes should also bring practical benefits for homeowners. By reducing the required distance between homes and side streets, families will have more space in their backyards where they typically spend time outdoors. The modifications also allow front porches and patios to be positioned closer to streets and sidewalks, which could help create more welcoming neighborhoods.
According to city documents, these updates will make it easier to build new single-family homes on smaller lots, potentially increasing the housing supply in Casa Grande. The changes received unanimous support from the city’s Planning and Zoning Commission before being approved by the City Council.
The new rules will take effect February 5, 2025. Homeowners considering construction projects should consult the city’s planning department for specific requirements, as the allowed distances vary depending on the neighborhood and type of building. A public notice about these changes was published in the Casa Grande Dispatch on October 22, 2024, and no public comments were received during the review period.
