A new RV and boat storage facility proposed for Florence, Arizona has taken a significant step forward in the approval process. On Thursday, October 3, 2024, the Florence Planning and Zoning Commission voted unanimously to recommend approval of the project to the Town Council.

The proposed facility, planned for a 10.72-acre site at 917 S. Pinal Parkway, would include 452 RV spaces, 20 garages, and a future office. HomeVestors, the developer, expects to complete the project in one phase by 2025.
During the Planning and Zoning Commission meeting, Chairman Frost motioned to forward a recommendation of approval with the conditions listed in the Staff Report to the Town Council. The motion was seconded by Vice-Chair DeRosa and carried by a vote of 4-0, with Commissioner Proulx absent.
Key features of the proposed development include:
- A 6-foot CMU wall around the perimeter for screening
- Gated access along Pinal Parkway
- One main entrance and one exit-only point on Pinal Parkway
- Security measures including cameras and strict rules for renters
The project is expected to have a minimal impact on local traffic, generating only 85 daily trips according to a traffic study. The Arizona Department of Transportation (ADOT) has reviewed and accepted the Traffic Impact Statement for the project.
With the Planning and Zoning Commission’s recommendation, the proposal will now move to the Town Council for final consideration. The Town Council public hearing and action is scheduled for November 4, 2024, to be held in-person at the Town Hall Council Chambers.
The development is seen as a low-impact use for the area, which is surrounded by the Arizona State Prison to the north, vacant land to the south and east, and Pinal County fleet services to the west.
Florence residents interested in the project can attend the upcoming Town Council meeting to learn more or provide feedback. As of now, no public comments have been received regarding the proposed development.
The Town staff had previously recommended approval of the Conditional Use Permit with several conditions, including conformance with applicable town codes and ordinances, design review approval, and resolution of access issues with ADOT. These conditions are likely to be part of the final approval process by the Town Council.
