The Board of Supervisors approved a development project by the owners of the Aravaipa Villa Mobile Home Park on 38.8± acres in Pinal County. The project is located on the southeast corner of Aravaipa Rd. and Arcadia Ave.




The project aims to create a combined Manufactured Home, Park Model, and RV Park. The project plan allows for the conversion of the land from Major Open Space (0-1 dwelling units per acre) to Moderate Low Density Residential (1-3.5 homes per acre). There were three items included in the proposition:
- A Resolution approving an amendment to the Minor Comprehensive Plan, which would change the zoning designation.
- An Ordinance approving a rezoning of the property from General Rural Zone and Manufactured Home Park to Manufactured Home Park, Park Model/Recreational Vehicle Park, and other designations that support the development.
- A Planned Area Development (PAD) Overlay District approval, which would apply specific development standards to the project.
Jason Sanks of Iplan Consulting stated:
“The comprehensive plan amendment really is a map cleanup. The mobile home park zoning has been in place since 1996, so the major open space category wasn’t really conforming with the zoning on the property. We’re fixing that, and the PAD overlay is simply to protect the natural area open space so that it won’t be developed in the future. We have the same number of spaces as already approved. The idea is that instead of only 10 RV spots, we can have more RV spots than just the 10 already approved through SUP.”
All items received approval from the Board of Supervisor with no comments of opposition or support to from the public.
