The Florence Planning and Zoning Commission voted unanimously on January 9 to recommend approval for Phase Two of Mesquite Trails, which will add 599 homes to what will eventually be a 2,552-home master-planned community. Recent construction activity is visible at the site where work has begun on Phase One’s 652 homes.
Located at the southeast corner of Felix and Heritage Road, Phase Two will feature homes with lots ranging from 5,400 to 6,600 square feet. The neighborhood plans include five community areas with playgrounds, covered picnic areas with grills, green spaces, and a basketball court. A homeowners association will maintain these shared spaces and landscaping throughout the community.
Looking ahead, the development team mentioned a larger regional park planned for a future phase. The original 2006 concept for this park showed soccer fields, basketball courts, and tennis courts, but the developer noted that when this future phase moves forward, they will work with landscape architects to consider updated amenities that reflect current community preferences.
Before any homes can be built, road improvements must be completed to handle increased traffic in the area. Town staff is reviewing an updated traffic study, with particular attention to proposed improvements at the intersection of Arizona Farms and Felix Road. Senior Planner Maricella Benitez noted that the study’s recommendations for road improvements are currently under review by Community Development and Public Works departments.
Safety was a key focus during the planning commission meeting, with discussions centered on ensuring emergency vehicle access throughout construction. The development will be built in stages to maintain proper emergency access throughout the building process.
