Apache Junction’s Downtown Transformation: Major Land Acquisition Opens Investment Opportunities

Apache Junction, AZ – The City of Apache Junction has acquired a 10.64-acre property in its downtown district for $2.9 million, marking its first land purchase aimed at supporting commercial development in the area.

The property, which includes the historic Grand Hotel site at the intersection of W. Apache Trail and N. Apache Trail, was purchased using funds from the city’s general fund. The acquisition aligns with the city’s Downtown Revitalization Master Plan and Opportunity Zone initiatives.

“This is a monumental day for the City of Apache Junction,” said Economic Development Director Patrick Ainsworth. “We’re eager to find partners to bring exciting new businesses to our community.”

Market analysis indicates strong growth potential, with the Apache Junction trade area projected to support an additional 1.06 million square feet of retail space and 332,981 square feet of office space by 2040. The area is expected to grow to 40,629 households with a median household income of $94,952.

The city has implemented numerous infrastructure improvements since 2010, including:

  • Enhanced drainage and landscaping along Apache Trail
  • A new roundabout at N. Apache Trail and Superstition Boulevard
  • Construction of Flatiron Community Park
  • New road improvements on Idaho Road, Plaza Drive, and Thunderbird Drive with curbs, gutters, sidewalks, and bike lanes
  • Installation of wayfinding signage throughout downtown
  • Construction of the Lost Dutchman Dog Park
  • Median enhancements from Meridian to Winchester
  • Undergrounding of overhead power lines at Old West Marketplace
  • Installation of a regional retention basin behind Connolly Plaza

Upcoming improvements include the Superstition Basin project to retain nearly 9.7 million gallons of stormwater, ADOT streetlight installation along Apache Trail and Superstition Boulevard, and SRP’s undergrounding of large overhead transmission lines.

“We invite developers to bring forward innovative proposals that will enhance economic growth while honoring the unique character of Apache Junction,” said City Manager Bryant Powell.

The site features over 900 linear feet of frontage on SR-88 (Idaho Road) and includes developer fee credits for building permit calculations. Developers have until January 9, 2025, to submit proposals to the City Clerk’s Office. The city is offering development fee credits and expedited plan reviews for qualifying projects.
